Sales volumes in Hamilton continued the subdued pace that was shown throughout July. Volumes were significantly lower than the same month the previous year, but August 2025 was unseasonally buoyant.

The usual spring uplift has not been cemented yet but there are signs of some increasing activity, including strong competitive bidding at some Auctions.

The Median Sale price did drop in August, from a year ago, but that was influenced more by stronger sales activity in the lower brackets, particularly two bedroom unit sales. Days to sell in Hamilton still shows good movement, tracking 16% faster than nationally.
